Condo complex roofing can present special challenges to residents when it needs replacement or repair. If the roof is included in the common elements of the condo association it is up to them to pay for such replacements or repairs. Check your documents carefully if you’re in doubt as to who is responsible for repairs or replacement.

If you have a leak in your roof you should call your condo association immediately. Take photos to document the damage and also photograph the roof—from ground level, of course, or from a height you can safely climb such as the second floor of a neighboring building.

Sometimes you’ll be told to get one or more estimates and present it to your condominium association. They will then make a decision which contractor to use and you’ll be notified of when the repairs or replacement will happen.

If you are responsible for your own roof repairs and replacement be sure to have your roof inspected at least every 3 years. It will save you a lot of money in the long run if you can catch damage before it becomes a problem. Make sure that the other common owners of a shared roof also do preventative maintenance and your condo will be secure and attractive for a lifetime.
